We are working with a well-established and growing Property / Lettings company and they are actively recruiting for an experienced property Manager to join the business ASAP.

The role will work as part of the maintenance management team, managing over 2000 properties across the London lettings market. The main focus of the role will include overseeing the day to day management portfolio of properties, management of all cleaning and maintenance, inspections and managing the Pre and Post lettings process.

The role would be ideal for candidates with previous experience as a Lettings Agent, Maintenance Management, Construction or Council / Housing background. Personality and a drive to succeed are key to this role with the ideal candidate having previous experience in Property and/or Maintenance Management, with exposure to leading and directing teams.

Key duties and responsibilities will include;

• Ability to liaise daily with tenants, landlords, contractors as well as engineers, repair and cleaning crews dealing with the general upkeep of properties, questions, updates and any complaints.
• Liaise and support other colleagues in the Maintenance Department with liaising with relevant maintenance services and contractors to ensure properties are up to standard
• Maintain accurate records of all completed PPM, jobs status and test certs etc.
• Undertake property inspections pre and post lettings; sign of on property readiness or maintenance requirements; ready any new properties.
• Liaise with Councils for any HM licences, queries and various inspections, ensuring all documents required are in order.
• Organise maintenance; booking job appointments for upkeep and repairs jobs, property readiness, fixing and resolving issues as quickly as possible.
• Maintain H&S systems in properties by contacting relevant maintenance services and supervising repairs and time frames; planning of any renovations and/or repairs.
• Oversee and ensuring properties are and remain compliant; water, electricity and gas safety checked, fire regulations.
• Deal and manage all other administration surrounding property management.

For this role it is essential that candidates have proven experience in this role and strong property / lettings experience.

Some knowledge of Health and Safety is desirable; H&S safety regulations, repairs, gas, water, electricity. Strong verbal and written English, plus the ability to prepare reports on MS Word and Excel. Overall candidates must be able to hit the ground running with minimal guidance and supervision - as this is a very busy and fast paced role.

Knowledge of other European languages would be useful but are not essential. Work flexible hours are part of the role, with working Saturdays being recompensed for with a day off during the week.
