Role Overview – Dundee & Montrose (Hybrid Mortgage Advisor Role)

This is a true Hybrid Mortgage Advisor position, working from estate agency branches across Dundee & Montrose for 3–4 days per week, with the remainder of your time spent managing your pipeline remotely.

As a Mortgage Broker, you will receive 5–8 qualified mortgage leads per week, generated directly from a financially focused estate agency sales team. Property transaction levels across Dundee & Montrose provide a realistic and sustainable platform for long-term high earnings.

• Average property values: £180,000

• Average case size: Circa £1,500

• Monthly property sales: 20+ per branch

• Over 200 properties sold per month across the wider Dundee area

A proactive Mortgage Advisor can realistically bank £100,000+ in proc fees, broker fees, and protection income, delivering high earnings comfortably in excess of £50,000.

In addition to branch-generated leads, the Mortgage Broker will also receive overflow and referral business from other estate agency branches across central Scotland, as our client forms part of one of the UK’s largest and most established estate agency networks.

Key Responsibilities

• Operate as a Mortgage Advisor working on a hybrid basis across Dundee & Montrose

• Deliver whole-of-market mortgage and protection advice as a Mortgage Broker

• Conduct face-to-face, telephone, and virtual mortgage appointments

• Convert 5–8 qualified estate-agency-generated leads per week

• Manage a warm existing client bank for remortgages, product transfers, and protection reviews

• Build strong working relationships with estate agency branch managers and sales negotiators

• Maintain FCA-compliant advice standards and excellent client outcomes

• Effectively manage pipeline activity to ensure consistent performance and high earnings

Employed Mortgage Advisor Option

• Basic salary up to £30,000 (including car allowance)

• Monthly bonuses and uncapped commission

• Unvalidated commission structure

• Commission splits ranging from 5% to 32%

Self-Employed Mortgage Broker Option

• 70% commission split on self-generated business

Skills & Experience Required

• Fully CeMAP qualified (or equivalent)

• Competent Adviser Status (CAS)

• Proven experience as a Mortgage Advisor or Mortgage Broker

• Estate agency or introducer-led background preferred

• Strong knowledge of residential mortgages and associated protection products

• Target-driven, commercially minded, and self-motivated

• Professional, confident, and client-focused approach

• Clean credit history and regulatory record

• Full UK driving licence

• Living within a commutable distance of Dundee & Montrose
